Hanover County has experienced a tremendous amount of growth in the recent past. This growth, and the issues that accompany it, caused Hanover to struggle to balance smart growth while fighting to preserve its rural nature. For the most part, they managed to do it better than most.

Hanover County borders Henrico County to the north and spans from points far west and north of Richmond to points far to the east. It is bisected by interstate 95 and it smaller industrial cousin, Route 1, and both of these highways also serve as the de-facto border from Western Hanover and Eastern Hanover. Interstate 295 basically runs along the southern border of Hanover, along the Henrico County line, and makes many areas in Hanover relatively well connected to the Richmond Metro Area.

Western Hanover is generally considered to be very rural in nature. Areas such as Montpellier, Beaverdam, Elmont and even Ashland (while more centrally located) are generally considered to be a part of Western Hanover. They are accessed either by Route 33 (Staples Mill Road) or Route 54.

As with many rural areas, Western Hanover is a place where the housing stock tends to be in large lot subdivisions or simply houses built on multi-acre lots. There is still a prevalence of farming in Western Hanover as well. The Ashland Berry Farm and Patrick Henry’s family home, Scotchtown, are two of the attractions in the area. Subdivisions such as The Hollows, Mountain Run, Country Club Hills, Woodside Estates and North Woods are good examples of larger lot subdivisions that make up a large part of Western Hanover real estate.

As you move along the 295 corridor to the east, Western Hanover transitions from more rural to more suburban. Along the Route 1 corridor, there has been a tremendous growth of suburban-styled subdivisions in what is generally considered to be the Atlee area. Subdivisions such as Milestone, Kings Charter, Ash Creek, Fox Head, Craney Island Farms and CedarLea Park are all sought after owing to their location near the intersection of 95 and 295. This proximity makes these areas a popular choice for people who need to access different parts of Richmond, or even the state, with regularity.

Moving to points further east in Hanover along both Routes 301 and 360 (Mechanicsville Tpke.), density increases in what is considered to be Mechanicsville. Pebble Creek is one of the larger subdivisions that dot the landscape in the eastern section of Hanover. Others include Summerwalk, Sherrington, Bell Creek and Crown Colony. Eastern Hanover is also minutes to both the airport and the popular Richmond International Raceway Complex, home to two NASCAR races each year.

Overall, Hanover County is a popular and strong housing option for its strong school system, lower tax rate, easy access to many areas of Richmond, and abundance of green spaces. While it sometimes struggles with the preservation of its rural nature, the outlook for Hanover Real estate is strong, not overbuilt, and poised for sustained growth as we move into the post-recession market.
